El Viso
A low-rise residential enclave in the middle of the city. Madrid's most interesting compromise, and its most constrained.
A small grid of low-density streets just east of the Castellana, built largely in the nineteen-thirties as an experiment in rationalist single-family housing, and still startlingly quiet given how central it is.
It solves a problem that usually has no solution: a house, with a garden, without leaving the city. That combination is rare enough that supply is the defining constraint on any search here.
The beautiful truth
You can have a detached house with private outdoor space, walk to the Castellana in minutes, and hear almost nothing from your garden. Very few places in any European capital offer that, and none of the alternatives in Madrid offer it this centrally.
The uncomfortable truth
The inventory is tiny, and it does not respond to demand. A search restricted to El Viso can wait a long time for the right house, and the pressure to accept a compromised property because it is the only one available here is the single biggest risk in this micro-market. Much of the stock also needs meaningful work.

- Detached and semi-detached houses of the original period alongside some low-rise apartment buildings. Plot sizes are modest by suburban standards and generous by central ones.
- Urbanity
- Residential and calm within the grid, immediately urban the moment you cross the Castellana. This dual character is the whole appeal.
- Privacy
- Strong for the location, though it varies street by street more than people expect, and garden walls do less acoustically than they appear to.
- Renovation
- Frequently required. Period houses of this era often need systems, insulation and layout reconfigured for contemporary family life, and the intervention needs to be costed honestly before an offer, not after.
- Market depth
- Shallow. This is the defining fact of any El Viso search.
