Almost everyone you will meet during a property search in Madrid is paid by the seller. That does not make them dishonest. It makes their interests different from yours.
Why the structure matters
A selling agent has a property to sell. Their obligation is to the person who owns it, their fee depends on it changing hands, and the range of outcomes they can recommend is bounded by the inventory on their books.
None of that is a criticism. It is simply what the role is.
Macarella begins without a property. That absence is the point: it is what makes it possible to recommend one neighbourhood and advise against another, to tell you that a beautiful home is wrong for you, or to say that nothing currently on the market deserves your money and you should wait.
An adviser who cannot say those things is not really advising.
What that commits us to
No listing, no conflict
We never represent the seller in a transaction we advise you on. The recommendation and the commercial arrangement are kept apart, and we will tell you plainly how we are paid.
The compromise is stated
Every property is a set of trade-offs. Our recommendations name what you would be accepting, not only what you would be gaining — because you will live with both.
Not buying is a valid outcome
Wait, rent for a year, change the brief, raise the budget, or buy nothing this season. If the honest answer is one of those, that is the answer you will get.
Specialists stay specialists
We coordinate legal, technical and architectural work; we do not pretend to do it. What a surveyor or a lawyer found is reported as theirs, and our job is to tell you what it means for the decision.
How the work is actually done
The method is written down, stage by stage, including the question that has to be answered before each stage can end.
The objective isn't to get you to buy a property.
It's to help you make the right property decision.
